Project Description

A complete replacement of the roof coverings was required on this project which meant that the existing mechanical plant was removed and relocated. Large bulky items including new steel work were lifted on and off the roof using a crane.

The 2nd floor was office space was stripped back to shell and refitted out to CAT B, the reception and common areas were upgraded including WC’s

SCOPE

Full refurbishment of a commercial office space including CAT B fit-out, communal areas, reception, roof repairs and M&E coordination.

CHALLENGE

The project involved delivering a high-quality, market-ready office environment in a live, multi-tenant commercial property in central Cambridge.

In addition to the CAT B office fit-out, the scope included refurbishment of shared corridors and lobbies, and critical roof works, each with their own sequencing and operational constraints. Inside was required to manage tight programme expectations, ensure clear communication with the property management team and tenants, and maintain exceptional finish quality across diverse work streams.

Our Approach

We began with the full CAT B fit-out of the main office suite, delivering new partitions, glazed meeting rooms, bespoke joinery, upgraded lighting, flooring, and finishes, all coordinated around incoming tenant needs and design ambitions.

Simultaneously, we upgraded the communal lobbies and circulation spaces, installing new flooring, decorating to a high standard, and improving lighting to refresh the entire visitor and tenant experience.

Roof works were programmed carefully with safety and tenant disruption in mind. Scaffolding and protection measures were agreed in advance, and the roofing programme was planned around weather windows and access restrictions.

Inside maintained regular progress reporting and stakeholder meetings with the Rougemont team, ensuring seamless handovers, clear decision-making and minimal need for reactive changes.

Outcome & Benefits

The building was handed over on time and to a very high standard. The upgraded office space now offers a fresh, functional and attractive working environment, while the shared spaces and entrance experience support tenant retention and leasing appeal.

Importantly, the project was completed with zero complaints from building users, a testament to Inside’s sensitivity and professionalism in live environments. The client described it as “a very pleasant handover experience,” and has since re-engaged Inside on further opportunities.
